Most walls can come out. Some cost more.

Opening a kitchen to the living room is the most-requested change we get. Whether it’s easy depends on what the wall is holding up and what runs through it.

The questions.

  1. 01

    Is it load-bearing?

    We check from the attic and the basement. Walls running perpendicular to the joists often carry weight; many in older KC homes do.

  2. 02

    What’s inside it?

    A small inspection hole during design shows the plumbing vents, ducts and wiring we’ll need to reroute.

  3. 03

    Engineer and permit

    A load-bearing wall gets a beam sized by a structural engineer and a permit. We handle both.

  4. 04

    Flush or dropped beam

    A flush beam hides in the ceiling and costs more; a dropped beam is visible and costs less. We’ll show you both.
