We charge for design, because a fixed price is only honest if the design is finished. Here’s the whole process, with the fees.

Design visit, free
Ninety minutes at your house. We talk budget plainly on the first visit.

Design agreement, $3,500–6,500
Measured drawings, three-dimensional views, every selection made in our showroom, and inspection holes where the plan changes walls or plumbing. Credited in full to construction.
- 03
Fixed-price proposal
Every line itemized. No allowances. If it’s in the plan, it’s in the price.
- 04
Construction
Starts when every material is in our warehouse. One project lead, a weekly update, a shared schedule.
- 05
Final walkthrough and warranty
A punch list done within two weeks, and a two-year workmanship warranty.

What is an allowance and why don’t you use them?
An allowance is a placeholder budget for something not yet chosen, like $3,000 for a faucet and fixtures. If you choose something that costs more, the difference becomes a change order. We choose everything before signing so the price is real.
Is the design fee refundable?
It’s credited in full to construction. If you decide not to build with us, the drawings and selections are yours to take to anyone.
