No allowances. No surprises.

Every item chosen before we sign

Allowances are placeholders like “$4,000 for tile” that look good in a bid and become change orders later. We choose every tile, faucet and hinge with you first, then price the real thing.

We open the walls in design

Before we sign, we cut small inspection holes where the plan changes plumbing or walls, so the price includes what’s really in there.

The final invoice matches

The price only changes if you change the plan. In the last two years, 41 of our 44 kitchens finished at the signed price; the other three were owner-requested changes.

The schedule

Ten weeks, five of them with a working kitchen.

Design and ordering happen while you still cook at home. Demolition doesn’t start until every cabinet, counter slab and fixture is in our warehouse. Brass marks the weeks we need you.
