An open book, start to finish.
Custom building has more unknowns than any other kind of construction. The way to handle them is to show you everything.
Two contracts.
Cost-plus, fixed fee
You pay the actual cost of materials and labor plus a fixed fee for us, agreed up front. Every invoice is shared. Most of our custom homes use this.
Fixed price
A single price for a fully designed, fully specified house. Better for simpler designs with fewer unknowns.
Weekly updates
Photos, budget tracking against estimate, and a running schedule, every Friday.
Asked early.
How long does a custom home take in Bend?
Most of our homes take ten to sixteen months of construction, after design and permits. Weather and the size of the house move that the most.
Are you licensed?
Yes. Oregon requires every contractor to be licensed with the Construction Contractors Board and to show the CCB number on advertising, including websites. Ours is Oregon CCB #241187.

The custom builder’s site, built in seven days.
Sixteen pages: a wildfire-zone diagram, honest cost per square foot, a timber-frame page, and the Oregon CCB number on every page because the state requires it.
