What’s not in those numbers

  • Land, and site work: clearing, grading, driveway, rock excavation.
  • Well and septic, or utility extensions, which vary enormously in the county.
  • Architect and engineering fees.
  • Permits and system development charges.
  • Landscaping beyond defensible space.

We price those separately once we’ve walked the lot, because averaging them into a square-foot number makes it meaningless.
